Our Bulgarian Advisors have many years experience in Property Development with a considerable amount of first hand experience in buying land, local planning regulations, negotiation for property purchase and new builds; all at local prices and not at U. K. Sunday Paper or Property Magazine prices!!

As all our Advisors speak English you will receive accurate translations at all times. All Legal Papers will be translated so that you will know what it is you are signing up for. Our Advisors are there to give you advice and guidance, of a practical nature, through what can be an unfamiliar procedural maze. It must be stressed, however, that they don’t and can’t give legal advice.

In Bulgaria it is normal for one Notary (Solicitor) to act for both Parties. They are obliged to tell both Parties of any problems that may arise with any transaction. If the problem cannot be mutually resolved to your satisfaction you may (as any Bulgarian would) have to seek independent legal advice.

At the completion of the transaction for the signing of legal documents you will be expected to attend along with a translator. If you don’t have one with you, the signing cannot go ahead. One of our Advisors will be there to give support and advice of a practical and procedural kind and also to translate anything that may arise.

Fees for the services provided under the Property Purchase Service are as follows

  1. Property search - £300.
    We will search for the best available property according to your wishes and budget and then present you with a selection of several properties and one day veiwing including transport and translation.
  2. Property viewing -£70 per day.
    This includes a pick up from your hotel, driving you around and showing you the selected properties
  3. Setting up a Bulgarian Limited Company -£350.
    For a property purchase you need to set up a Limited Company. This includes opening a bank account and preparing all documents in Bulgarian.
    This service is separately offered to those who wish to set up a Bulgarian company only, not involving purchase of property.
  4. Translation service - £11 per page.
    All documents can be translated into English by a licensed translator.
  5. Legal assistance (but not Legal advice) at the Notary’s office - £330.
    This includes checking and preparing all documents necessary for the property transfer at the Notary’s office and translation (verbal) during the sale.
  6. Property survey - from £175. Our experienced staff will prepare an accurate appraisal of any property you may wish to purchase.

 
     
 

In addition to our fees above there are other fees which you will be required to pay over which we have no say but which you ought to know about. These are

1.  Bank deposit for the company - £1,790 (5,050 levs = 5,000 levs bank deposit + 50 levs bank charges).this money may be spent as you wish once your      company is established.

2.  Notary fee and State taxes 2 –4 % of the declared value of the property

To own a house in Bulgaria you must have a local Limited Company in order to own the land on which the house is or will be built on. You will also need to open a bank account. These requirements do not apply to apartments, and may change in 2007 on entry into the E. U.
